Agreement to Terms

By engaging Lighthouse Building Services for renovation or construction services, you agree to be bound by these Terms of Service. These terms constitute a legally binding agreement between you and Lighthouse Building Services.

Service Areas

Lighthouse Building Services provides home renovation and construction services primarily in Jacksonville Beaches and surrounding areas. Service availability in other locations will be determined on a case-by-case basis.

Our Guarantees

On-Time Guarantee

We guarantee completion of your project by the agreed-upon date. If we are late due to factors within our control, we will pay you $100 per day for each day the project is delayed beyond the contracted completion date.

Conditions:

  • • Guarantee applies when project scope remains unchanged from original contract
  • • Delays due to permit issues, weather, or client-requested changes are excluded
  • • Client must provide reasonable access to work areas as scheduled
  • • Force majeure events (natural disasters, etc.) may extend timeline without penalty

Budget Guarantee

We guarantee that your project will not exceed the agreed-upon budget, provided there are no changes to the original scope of work. Any cost overruns due to our error will be absorbed by Lighthouse Building Services.

What's included:

  • • Detailed line-item estimates with material and labor costs clearly broken down
  • • Built-in contingency for normal construction variables
  • • Protection against material price fluctuations during your project
  • • Clear change order process for any client-requested modifications

Conditions:

  • • Guarantee applies to original scope of work as defined in contract
  • • Client-requested changes or upgrades will be quoted separately with approval
  • • Hidden conditions discovered during work (structural issues, code violations, invisible issues in walls/floors etc.) may require additional work
  • • All change orders must be approved in writing before work proceeds

10-Year Craftsmanship Warranty

We provide a comprehensive 10-year warranty on our craftsmanship and workmanship.

What's covered:

  • • All installation workmanship including plumbing, electrical, tile, cabinetry and trim carpentry work
  • • Structural modifications and framing work
  • • Paint defects due to improper application
  • • Free repair of defective workmanship

What's NOT covered:

  • • Normal wear and tear from regular use or age of fixtures, including color fading of paint
  • • Damage from accidents, misuse, or negligence
  • • Acts of nature (floods, earthquakes, hurricanes)
  • • Manufacturer defects in appliances, fixtures, or materials (covered by manufacturer warranties)
  • • Damage caused after work by other contractors or DIY modifications
  • • Issues arising from lack of proper maintenance
  • • Material provided by the customer that differs from our standard product catalog
  • • Services performed by another party

Warranty dispute resolution:

If a warranty question is unclear whether it is a workmanship issue, LBS will retain a third party construction inspector to determine root cause.

Payment Terms

Standard payment terms for home renovation projects include:

  • Initial deposit upon contract signing (typically 10-20% of project cost)
  • Progress payments tied to project milestones
  • Final payment upon project completion and your satisfaction
  • Payment methods accepted: check, bank transfer, and approved financing options
  • Late payment fees may apply to overdue balances

Change Orders

Any changes to the original scope of work must be documented in writing and signed by both parties. Change orders may affect the project timeline and budget. Additional costs for approved changes will be clearly outlined before work begins.

Cancellation Policy

Project cancellation terms:

  • You may cancel within 3 business days of contract signing for a full refund
  • Cancellations after work has begun will be subject to charges for completed work and materials ordered
  • We reserve the right to cancel projects due to non-payment or breach of contract terms

Permits and Approvals

Lighthouse Building Services will obtain necessary permits for your project as outlined in the contract. You are responsible for providing access to your property and cooperating with inspection requirements. Any delays due to permit issues beyond our control may affect the project timeline.

Insurance and Licensing

Lighthouse Building Services is fully licensed and insured. We carry general liability insurance and workers' compensation coverage. Proof of insurance and licensing can be provided upon request.
